"The cabinet has decided to significantly tighten the rules regarding mortgage down payments and housing transactions, in a bid to cool down the country's over-heated property sector.
New residential buildings are erected along Maoming Road in Shanghai, which is on the list of five cities that recorded the biggest drop in housing prices last month. [Shanghai Daily]According to a statement issued by the State Council yesterday, as of June 1 the minimum down payment for a new apartment larger than 90 square metres will be raised from 20 per cent to 30 per cent.
The ratio for an apartment smaller than 90 square metres will remain unchanged at 20 per cent, to cater to "the needs of middle- and low-income groups," the statement said.
In another important move, a transaction tax will be imposed on people attempting to resell their properties within five years of purchase. The current period is two years. The tax rate will stay unchanged at 5.5 per cent of the sale value.
The move, also effective June 1, is aimed at "curbing speculative and investment-oriented housing demand," according to the statement."

Men's Talk
老馮 called me out for lunch today. He told me he would have a new challenge with his current employer. He will take up a new role in project managment and will frequent India and China. Good for him because he will have good excuses to stay away from home and sleep around.
硬漢 met his 新歡 & 舊愛 in a dinner gathering. His 新歡 came with a guy (divorced already?). 硬漢 refused to engage in any 3P activities, which is understandable. He has not seen his 舊愛 for 4 years. He said he no longer had the same feeling to her as before. I thought it was sad but he disagreed.
PS: 老馮 wants to organise a short trip to ZH with 硬漢 and me. To celebrate? To console?

Two Women
Mag still has a passion on me, which is quite scary. She is very confident about her outlook, which is also hard to understand. Recently, I have found out that she has a hobby of collecting stamps, coins and notes.
N is becoming more and more interested in learning about investment tools. Recently she has asked me questions on candlestick charts , RSI and MACD.
Mag and N hate each other because of me.

Picked up my clubs again and went to practise swinging and putting. It has been more than 1 year since I last did it.

Watched the UEFA championship game between Barcelona and Arsenal. The result was Barcelona winning 2:1.
Yesterday HSI went up by more than 200 points; today it dropped by more than 300 points. Whether it is a bull market or a bear market?

Went to HK Polytechnic today to attend a seminar on PRC taxation. 知識改變命運。

By the way, a 58-year-old man was recently sentenced to jail for making a false statement in connection with a claim for the additional dependant parent allowance ($30,000 each year for 6 years). This is the first court case of such kind. The total amount of tax unpaid was $42,794. I would conisder the penalty (imprisonment for 2 months) to be quite heavy for that. 矯枉過正, 麻鷹唔捉捉雞仔。
"There are only two things in life that are inevitable: death and taxes." But taxes could continue even after death. I used to thnk estate duty was the most ridiculous tax in Hong Kong because it was the second time IRD charged you for the income you earned. Anyway, estate duty has been abolished on 11-Feb-06. A big improvement in Hong Kong taxation.

花串
Today had my favorite 燒銀雪魚定食 for lunch in 花串 with 老馮. Not cheap at all. It cost me about $180. But it was very delicious.

Work, Energy & Power
Work done = Force x displacement, ie. W = FS
Force = mass x acceleration, ie. F = ma
Power = Energy/time
running
So, running 1 km should have more work done than jogging or walking 1 km. If work done is equivalent to energy transfer. It would mean more energy and hence more calorie. However, 硬漢 told me the energy would first come from protein and then from fat. That is why I should continue exercising for more than 20 minutes.
